What do I need to be approved?
- Minimum Credit Score of 600
- Positive Rental history - Applicants with Unpaid Eviction judgements will not be approved
- Positive Employment history
- We do not accept felons of any degree

How long does the application process take?
The average application takes approximately 24-48 hours to complete. This time can take less/more time depending on the verification process so please provide accurate email/phone number information. -
How much is the application fee?
The application fee is $30 per adult over the age of 18. All persons 18+ must apply to live in the home. -
Do you take ESA/Service animals?
ESA/Service Animals are all accepted with the proper prescription from their physician. Reminder: as all prescriptions; these must be renewed annually. -
Can you work with me on paying deposit and/or pet fees in payments?
We do apologize, we do require all deposits and/or pet fees to be paid in full prior to move in. -
Can you hold a place before I apply?
We are unable to hold a home without a signed lease and the full deposit being paid. -
Do I pay first month’s rent and last month’s rent with my security deposit?
We require the lease to be signed and the security deposit to be paid promptly upon approval. We require the first full/prorate month of rent to be paid prior to moving in. -
Is the deposit refundable?
The security deposit is refundable minus any damages or cleaning costs that are needed after you vacate the home to restore it to the original condition in which it was given. -
Who needs a cosigner?
Anyone that does not meet credit/income/rental requirements are allowed to have a cosigner apply. If you know you need a cosigner; feel free to go ahead and have them apply when you do. -
You have a property I want to rent. How do I apply?
It is so easy! Go to our website. Scroll to the property that you desire and click the "Submit an application" tab to the right. -
How do I pay rent?
You can pay check/money order directly to our office OR you can pay through your portal online. -
I want to get a pet. What do I do?
Please contact your property manager to ensure your property accepts pets. From there, you will need to complete a pet screening at the following website. -
I want to move out, but my roommate wants to stay. What do I do?
We do try to make this transition easy for you. The person that is wanting to stay on property must qualify to rent the unit on their own. We will ask for the most recent pay stub and potentially run a new credit report. This may require a $30 application fee. If approved, your property manager will remove the vacating tenant and send out a new lease. There is a $75 fee for this process per your lease. -
My lease expiration is coming and I want to move out. What do I do?
We do require a 60 day notice on or before the first of the month. You will just need to log into your portal and place yourself on notice. This will require a forwarding address. Please keep in mind that a forwarding address is required. -
Who is responsible for paying for repairs & maintenance requests?
We will fix most issues for you. The only time you would be billed for these requests is if it is deemed tenant damage. Garbage disposals and clogged toilets are the main issues we see billed to tenants. To save yourself money and headache, only put toilet paper in the toilet and keep the disposal to minor scraps of food. -
I have a pest issue, what do I do?
Tenants are responsible for their own pest control after 10 days from moving in. You may contact whatever pest company that you choose. Please note, if you do not take care of your pest issue and it spreads to the entire home or other connecting units you will be billed by our pest control company for all affected. -
What is the emergency maintenance phone number?
The phone number is 417-773-2582. Please call 1 time and leave a voicemail, the technician will call you back. -
Where do I return keys?
Keys are due back to our office by 12pm on the last day of your lease. Our office address is 5212 S Campbell Ave Springfield, MO 65810. If you come after hours we do have a drop box in our mail box. Please feel free to put them in an envelope that is marked with your name or property. Failure to indicate your property address could result in your being charged for failure to return keys, as we have no way to identify loose keys in our drop box.
